What does West Valley Mall mean in Tracy? Not necessarily the most telling question of our times, but a very important one locally nonetheless.
With the opening of West Valley Mall, Tracy emerges as an economic force, not only in San Joaquin county, but also in the Central Valley.
The new 865,000 square foot shopping center, located near Interstate 205, is designated to accommodate as many as 100 specialty stores and 6 anchor department stores. The image of Tracy as just another small valley town is being transformed at a rapid pace. Tracy should join the ranks as one of the more up-scale shopping cities in the Valley.
Probably the most significant impact the mall will have on Tracy is financially. Sales tax revenues from the mall properties during the initial fiscal year are projected at $693,000 and expected to increase each year there after. During the next ten years, after all debts have been paid, it is projected Tracy will take in nearly $9 million in sales tax, property tax, business licenses and infrastructure tax.
There will be between 1,200 to 1,500 new retail and services employees added to the county job base, according to projections by general growth plan. These job figures will grow if additional anchor stores are later added, as included in the projection's expansion plan.
